Homes on the sand, Mexico’s Pacific coast

Oceanfront Mexico

Sayulita · San Pancho · Punta Mita · Puerto Escondido · Cerritos

Stay on the sand, surf out front.

Beachfront homes on Mexico’s Pacific surf coast. Every one is checked in person, so nothing stands between your door and the water.

How we choose

What “on the sand” means here

Nothing in between
No road, no fence line, no condo tower and no dune between the house and the beach. “Ocean view” is not oceanfront.
We count the steps
Every listing shows the walk from the door to the waterline, measured on a visit. Most are under fifty steps.
Real calendars
Prices and open weeks come from the owner’s own calendar and are refreshed every week, so what you see is bookable.

Learning to surf

Three beaches to learn on, and one to watch

Each launch town has a forgiving wave within a short walk of the homes we list. When you’re ready to watch the best in the world, Zicatela is a sunset away.

    Main break, right and left

Surf schools work the inside. The peak gets crowded at high tide.

  • Carrizalillo

    • Beginner

    Sheltered cove, Puerto Escondido

Reached by about 160 steps. Most surf schools start here.

  • Cerritos

Beach break off a point, Baja

The beginner wave of southern Baja. Board rentals right on the beach.

Retreats

Villas that can hold a retreat

Running a yoga, surf or team retreat? We flag the beachfront villas that work for a group, not just a family.

  • Six or more bedrooms, with shared spaces for the whole group
  • Covered deck or lawn big enough for a morning practice
  • A kitchen and staff that can cook for everyone
  • Owners who are happy to host a retreat

Cabo, the East Cape and Tulum

The biggest villa market in Mexico, its quietest corner, and its retreat capital. We’re walking these beaches now.

For owners

Own a home on the sand? Keep more of every booking.

Vrbo now takes 12% from every host. We feature a small number of genuinely oceanfront homes, and build owners their own direct-booking site, so repeat guests book with you, not a platform.
